This will depend on many variables that you should look for when deciding on converting your garage.   • Is your garage single skin brickwork? When converting a garage, you will need a building regulations certificate. If your garage is single skin brickwork then you will need to insulate the garage which will involve a second wall which can either be built in brick or timber.
  • Are your foundations sufficient? If you need to upgrade the walls with a second skin, then you may also need to upgrade the foundations which can add quite a lot of costs to converting the garage. Consulting a structural engineer or a good builder can help with keeping the costs down if the design is well thought out.
  • Do you require a knock through? Knocking through into the garage for open plan or even a doorway will need structural works and possibly steel works. This will also require repair works to the other side of the wall removed which could be another room or hallway. The cost of remedial works to other areas may need to be taken into consideration when budgeting for your works.
  • How do you envisage getting day light? Getting day light in a garage conversion can be important. This can be achieved by adding a window or roof light. Normally when removing a garage door, the opening is where the new window would be located to save costs creating new window openings.
  • What level is the garage floor? Quite often a garage floor is lower than the ground floor level in the house and this can be good. To bring your garage up to the correct building regulations you will need insulation in your floor which most garages are unlikely to have. You will need to check the measurement between the two different floor levels and this can determine whether the garage floor will need to be broken out or not. This can have a major impact on the cost of your garage conversion.
  • Do you require services to be moved? Some garages will have either gas, electric or water services that need relocating. Consideration will need to be taken here as to where they could be moved to and the costs involved.
